<p>I am enraged and terrified. There are always 2 sides to a story and the layman will vouch for the underdog which is what we are all doing for Rashmi – read MM’s post <a href="http://themadmomma.wordpress.com/2009/06/13/the-vbac-gone-wrong/#comments">here</a>.But how could we not?</p>
<p>As someone who will be (hopefully) a mother soon, this story is my worst nightmare. Of course, my situation is not the same. This is my first child. What annoys me most is the hospital’s claim (Wockhardt has a long rebuttal in MM’s comments) that Rashmi <em>chose </em>Dr. Latha because she wanted a VBAC. This is conjecture and probably not useful to any lawyer fighting on facts but I know, I just KNOW that no matter how certain a woman is about how she wants her birth to be, no matter how much she is set on a certain type of experience she would not, would not put her child at risk.<br />
We hear about miscarriages, right up until the third trimester. But when a full-term child dies during delivery it makes me very very suspect.</p>

That Rashmi doesn’t want mass media attention speaks volumes for the kind of person she is and the change she is seeking. The kind of person she is, is a mother.</p>

<p>Just to clarify .. We dont have any intention to presenting any image of Rashmi . Our post was based on the other side of the story.</p>
<p>I am sure you will appreciate that there are two sides of the story and users and bloggers should be made aware of this</p>
<p>Unlike others we do not hope to rake this issue to create mileage. We just wish to  be heard on our side of the story.</p>
<p><em>Dear Dr. Akhilesh Pateraya, No one is stopping you from being heard. In fact I explicitly pointed people on my blog to your response/ comment/ side of the story. And the words in quotes are from you (which is why the quotes) so I think everyone can decide for themselves what you are presenting.<br />
As for your side of the story – true, not everything is black and white. And I know doctors are human and the medical profession is often stuck bearing the brunt for the way nature intends to do things. All I and many are saying is that we find your story is less than convincing, has many holes and some of us have first-hand experience of being treated with less than enough care at your hospital. So our opinions are no doubt skewed that way.<br />
And lastly your otherwise polite comment was defeated by your “unlike others” we don’t want mileage statement. Did you really think I would let that snarky comment go? Rashmi is getting mileage for what? Nothing we do will bring her child back.<br />
You have capital, lawyers, a reputation and brick and mortar buildings. Rashmi just has us. </em></p>

<p>What ever Wockhardt has written regarding Rashmi is defensive. Wockhardt is boasting and eager to get the case analysed by competent authority. Wockhardt may buy some highly paid lawyers but at the end if this case is prosecuted properly in courts, with transprent media vigilance, then Wockhardt will loose the case 100%.</p>

<p>Well said. I have sent a link to this post to Rashmi. Her dignity sometimes takes my breath away. She is averse to media attention because she knows it fades quickly and will not accomplish her purpose: namely, forcing Wockhardt to change its policies.</p>
<p>She herself is (mostly) silent online because she simply doesn’t have the energy to respond to every message. She’s back at work, and also (something that many people seem to have forgotten) has a four year-old to take care of. She does try to respond to emails that people send her, and always, always takes calls from people who want to reach out – even press.</p>
<p>@MM: Last night, she sent me a list of questions which she encourages readers to ask the hospital. I will post these on your blog.</p>
<p><em>Hi Suman – thanks for stopping by. See Wockhardt’s response above. What gets me is not that they don’t accept responsibility – that’s not surprising, but their complete unwillingness to say “you know what, cases like these let us know that there’s always room for improvement. even great hospitals have things to learn and we’ll do a case study and see how we can prevent this in the future.” They stop at refusing to take blame. And that’s just a shame. </em></p>

<p>… and that is exactly what Rashmi tried to get them to do for almost two months, before she decided to tell her story to people. All she was saying was : “There is a problem, please set your house in order so it doesn’t happen again.”</p>
<p>I have grown up around doctors, so I am always on their side. Always believe that they do their best. I was – and still am – flabbergasted at the hospital’s attitude.</p>

<p>It isn’t nice to malign a doctor for one’s misfortune. Dr. Latha has been our family Gynec for years and all my women cousins trust her. She has always been there and when she has been busy with other emergencies, her assistants have been more than competent in handling the cases. She chooses the best in the breed as Assistants and they are as trustworthy and helpful as she is. If anyone expects Dr. Latha to hold their hands every minute of their pregnancy, then the should realise that she has other patients too.</p>
<p><em>Shruti, please see my response to Savita below. No one wishes to malign Dr. Latha. And as a noted gynec I’d sure hope she is worthy of her reputation and loved by her patients! The main issue is not how present Dr. Latha was – while it’s part of it, larger issues such as the hospital’s incompetency in dealing with an emergency is what she’s fighting. Lack of attention to the uterine tear seems to be the main reason why the baby died and that is not an answer we have received yet. Please don’t make it a Us vs. Dr. Latha story because that’s precisely what this is not.</em></p>

<p>Just for a little more info, if Dr. Latha has a conscience let her give her explanation about near deaths she caused to a baby &amp; another mother( a doctor) at “the cradle” , luckily for her the efficiency of the staff &amp; other concerned doctors at that hospital saved both lives. she was asked to STOP practice there by the management. There are also stories about many mishaps at the place where she regularly consults. Just hope people do understand this issue is serious &amp; not about any one individual trying to ruin the ‘reputation’ of a doctor or hospital. It is about the arrogance of knowing how to wriggle out of sticky solutions. RCOG does not recommend such callousness, what non sense is to say lucky you have your uterus intact, pray &amp; try again? Like hell, if anyone truly cared about the mom &amp; baby they could have acted more sensibly. What worse than this could have happened if she had a C-Section? May be in the hands of incompetent surgeons there can be lot many complications but good surgeons send their patients home even in 24 hrs after a C-section. Just because some institutions &amp; doctors are so arrogant &amp; desensitized the whole medical fraternity gets a bad name.</p>
<p><em>Thanks Savitha – sorry about your experience. I do however take no pleasure in pin-pointing Dr. Latha as the culprit. In a lifetime of practice, doctors will have made mistakes, unwittingly caused accidents and deaths. It’s not their very human frailties I fault but lack of acceptance of any responsibility at all. </em></p>

<p>I get a funny feeling that this entire episode is motivated and that Wockhardt Hospital is bearing the brunt by just being the larger entity in this whole issue. Why is Suman Bolar fighting this case with so much of energy and would anybody go so public with their emotions on such a personal issue if there is no ulterior motive. Even world class doctors and hospitals sometimes have to face situations like this. What happened to Rashmi was no doubt tragic but to bring this tragedy into the public domain and that too with such careful planning by someone not even related to the patient smacks of something. I am sure you can leave Rashmi alone Suman in this hour of grief rather than make her an object of public sympathy<br />

I see what you are saying but feel that your sympathies are a bit misdirected. True, it’s a tough line to walk – between maintaining your dignity and privacy but engendering awareness in a positive way to engender change. Rashmi is not her real name and she has not shown her face on TV or any mass media outlet – that’s the dignity and privacy angle. But for awareness – absolutely, as a pregnant woman I would prefer more knowledge that sweep these things under a rug. It’s the classic question we ask of rape victims – a very sensitive issue no doubt. But the more we hush-hush sensitive issues, the less we learn from them, the less positive change that is generated. So no, this is not pity for Rashmi. This is support in her quest to get Wockhardt to at least admit that this is a case that provides room for improvement and learning. A very worthy “ulterior motive” in my mind.</em></p>

<p>Now I feel that no indian Hospital should do VBAC as facilities for immediate section do not exist even in the best of Indian Hospitals. The FNOs who transport the [pateints are usally more than 40 years and they moove at slow pace which means longer time to reach the OT. OTs are understaffed, and it is very difficult to do emergency section. Third facilities for cras anaesthesia do not exist in most Hospitals. I presonally feel we in india should not attempt stunts in Obstetrics which some western people do. We should play it safe, because every baby is a miracle and every unborn child has a right to life.</p>

<p>I am enraged and terrified. There are always 2 sides to a story and the layman will vouch for the underdog which is what we are all doing for Rashmi – read MM’s post <a href="http://themadmomma.wordpress.com/2009/06/13/the-vbac-gone-wrong/#comments">here</a>.But how could we not?</p>
<p>As someone who will be (hopefully) a mother soon, this story is my worst nightmare. Of course, my situation is not the same. This is my first child. What annoys me most is the hospital’s claim (Wockhardt has a long rebuttal in MM’s comments) that Rashmi <em>chose </em>Dr. Latha because she wanted a VBAC. This is conjecture and probably not useful to any lawyer fighting on facts but I know, I just KNOW that no matter how certain a woman is about how she wants her birth to be, no matter how much she is set on a certain type of experience she would not, would not put her child at risk.<br />
We hear about miscarriages, right up until the third trimester. But when a full-term child dies during delivery it makes me very very suspect.</p>

<p>Just to clarify .. We dont have any intention to presenting any image of Rashmi . Our post was based on the other side of the story.</p>
<p>I am sure you will appreciate that there are two sides of the story and users and bloggers should be made aware of this</p>
<p>Unlike others we do not hope to rake this issue to create mileage. We just wish to  be heard on our side of the story.</p>
<p><em>Dear Dr. Akhilesh Pateraya, No one is stopping you from being heard. In fact I explicitly pointed people on my blog to your response/ comment/ side of the story. And the words in quotes are from you (which is why the quotes) so I think everyone can decide for themselves what you are presenting.<br />
As for your side of the story – true, not everything is black and white. And I know doctors are human and the medical profession is often stuck bearing the brunt for the way nature intends to do things. All I and many are saying is that we find your story is less than convincing, has many holes and some of us have first-hand experience of being treated with less than enough care at your hospital. So our opinions are no doubt skewed that way.<br />
And lastly your otherwise polite comment was defeated by your “unlike others” we don’t want mileage statement. Did you really think I would let that snarky comment go? Rashmi is getting mileage for what? Nothing we do will bring her child back.<br />
You have capital, lawyers, a reputation and brick and mortar buildings. Rashmi just has us. </em></p>

<p>What ever Wockhardt has written regarding Rashmi is defensive. Wockhardt is boasting and eager to get the case analysed by competent authority. Wockhardt may buy some highly paid lawyers but at the end if this case is prosecuted properly in courts, with transprent media vigilance, then Wockhardt will loose the case 100%.</p>

<p>Well said. I have sent a link to this post to Rashmi. Her dignity sometimes takes my breath away. She is averse to media attention because she knows it fades quickly and will not accomplish her purpose: namely, forcing Wockhardt to change its policies.</p>
<p>She herself is (mostly) silent online because she simply doesn’t have the energy to respond to every message. She’s back at work, and also (something that many people seem to have forgotten) has a four year-old to take care of. She does try to respond to emails that people send her, and always, always takes calls from people who want to reach out – even press.</p>
<p>@MM: Last night, she sent me a list of questions which she encourages readers to ask the hospital. I will post these on your blog.</p>
<p><em>Hi Suman – thanks for stopping by. See Wockhardt’s response above. What gets me is not that they don’t accept responsibility – that’s not surprising, but their complete unwillingness to say “you know what, cases like these let us know that there’s always room for improvement. even great hospitals have things to learn and we’ll do a case study and see how we can prevent this in the future.” They stop at refusing to take blame. And that’s just a shame. </em></p>

<p>… and that is exactly what Rashmi tried to get them to do for almost two months, before she decided to tell her story to people. All she was saying was : “There is a problem, please set your house in order so it doesn’t happen again.”</p>
<p>I have grown up around doctors, so I am always on their side. Always believe that they do their best. I was – and still am – flabbergasted at the hospital’s attitude.</p>

<p>It isn’t nice to malign a doctor for one’s misfortune. Dr. Latha has been our family Gynec for years and all my women cousins trust her. She has always been there and when she has been busy with other emergencies, her assistants have been more than competent in handling the cases. She chooses the best in the breed as Assistants and they are as trustworthy and helpful as she is. If anyone expects Dr. Latha to hold their hands every minute of their pregnancy, then the should realise that she has other patients too.</p>
<p><em>Shruti, please see my response to Savita below. No one wishes to malign Dr. Latha. And as a noted gynec I’d sure hope she is worthy of her reputation and loved by her patients! The main issue is not how present Dr. Latha was – while it’s part of it, larger issues such as the hospital’s incompetency in dealing with an emergency is what she’s fighting. Lack of attention to the uterine tear seems to be the main reason why the baby died and that is not an answer we have received yet. Please don’t make it a Us vs. Dr. Latha story because that’s precisely what this is not.</em></p>

<p>Just for a little more info, if Dr. Latha has a conscience let her give her explanation about near deaths she caused to a baby &amp; another mother( a doctor) at “the cradle” , luckily for her the efficiency of the staff &amp; other concerned doctors at that hospital saved both lives. she was asked to STOP practice there by the management. There are also stories about many mishaps at the place where she regularly consults. Just hope people do understand this issue is serious &amp; not about any one individual trying to ruin the ‘reputation’ of a doctor or hospital. It is about the arrogance of knowing how to wriggle out of sticky solutions. RCOG does not recommend such callousness, what non sense is to say lucky you have your uterus intact, pray &amp; try again? Like hell, if anyone truly cared about the mom &amp; baby they could have acted more sensibly. What worse than this could have happened if she had a C-Section? May be in the hands of incompetent surgeons there can be lot many complications but good surgeons send their patients home even in 24 hrs after a C-section. Just because some institutions &amp; doctors are so arrogant &amp; desensitized the whole medical fraternity gets a bad name.</p>
<p><em>Thanks Savitha – sorry about your experience. I do however take no pleasure in pin-pointing Dr. Latha as the culprit. In a lifetime of practice, doctors will have made mistakes, unwittingly caused accidents and deaths. It’s not their very human frailties I fault but lack of acceptance of any responsibility at all. </em></p>

<p>I get a funny feeling that this entire episode is motivated and that Wockhardt Hospital is bearing the brunt by just being the larger entity in this whole issue. Why is Suman Bolar fighting this case with so much of energy and would anybody go so public with their emotions on such a personal issue if there is no ulterior motive. Even world class doctors and hospitals sometimes have to face situations like this. What happened to Rashmi was no doubt tragic but to bring this tragedy into the public domain and that too with such careful planning by someone not even related to the patient smacks of something. I am sure you can leave Rashmi alone Suman in this hour of grief rather than make her an object of public sympathy<br />

I see what you are saying but feel that your sympathies are a bit misdirected. True, it’s a tough line to walk – between maintaining your dignity and privacy but engendering awareness in a positive way to engender change. Rashmi is not her real name and she has not shown her face on TV or any mass media outlet – that’s the dignity and privacy angle. But for awareness – absolutely, as a pregnant woman I would prefer more knowledge that sweep these things under a rug. It’s the classic question we ask of rape victims – a very sensitive issue no doubt. But the more we hush-hush sensitive issues, the less we learn from them, the less positive change that is generated. So no, this is not pity for Rashmi. This is support in her quest to get Wockhardt to at least admit that this is a case that provides room for improvement and learning. A very worthy “ulterior motive” in my mind.</em></p>

<p>Now I feel that no indian Hospital should do VBAC as facilities for immediate section do not exist even in the best of Indian Hospitals. The FNOs who transport the [pateints are usally more than 40 years and they moove at slow pace which means longer time to reach the OT. OTs are understaffed, and it is very difficult to do emergency section. Third facilities for cras anaesthesia do not exist in most Hospitals. I presonally feel we in india should not attempt stunts in Obstetrics which some western people do. We should play it safe, because every baby is a miracle and every unborn child has a right to life.</p>

One day some people came and told him that there was a garden where a tree was being worshipped by a group of people. Hearing this the pious man picked up an axe and went to that tree with the intention of cutting and uprooting it altogether.</span></a></p>
<p><a rel="nofollow" style="font-family:garamond;color:rgb(0,0,0);font-size:20px;text-decoration:none;font-style:italic;" target="_blank" href="http://forwards4all.blogspot.com/"><span style="color:#000080;">Satan (the Devil) came to him in the form of an old man and asked: &#8220;What are you aiming to do?&#8221; The pious man explained what was happening and his intention to cut the tree. Satan said: &#8220;What have you to do with it? If God wished the tree to be cut, he would have sent his Prophet to do it.&#8221;</span></a></p>
<p><a rel="nofollow" style="font-family:garamond;color:rgb(0,0,0);font-size:20px;text-decoration:none;font-style:italic;" target="_blank" href="http://forwards4all.blogspot.com/"><span style="color:#000080;">The pious man did not listen. The two went on arguing and quarrelling till they came to blows. He managed to knock the Satan down on the floor and sat on him, aiming at cutting his throat. The Satan begged him for pardon and release saying, &#8220;Let me suggest you one thing which would help you in this world as well as in the next world. I shall pay you two dinars everyday. You can pay partly to the poor and partly spend for your own self. Leave this tree uncut till God commanded whether it was right or wrong to cut it.&#8221;</span></a></p>
<p><a rel="nofollow" style="font-family:garamond;color:rgb(0,0,0);font-size:20px;text-decoration:none;font-style:italic;" target="_blank" href="http://forwards4all.blogspot.com/"><span style="color:#000080;">The pious man was misled by the Satan. He thought the suggestion was right and returned home. On the second day, he saw two dinars under his pillow. He was delighted with the money and spent some after the poor. But on the following day, he did not see the money again as expected, so he again took his axe and went to the tree. Again Satan came to him in the form of an old man and asked him, &#8220;What do you want to do?&#8221; He said, &#8220;I want to cut that tree.&#8221; Satan told him that he had no power to do it so it was better he went back home. He did not agree and again they fought. This time the Satan succeeded in overpowering the pious man and knocked him down on the floor.</span></a></p>
<p><a rel="nofollow" style="font-family:garamond;color:rgb(0,0,0);font-size:20px;text-decoration:none;font-style:italic;" target="_blank" href="http://forwards4all.blogspot.com/"><span style="color:#000080;">The pious man was surprised at this and asked Satan why it so happened that he could not overpower him this time. The Satan replied: &#8220;Whoever does a good deed purely for the pleasure of God, no one can face him but if he does it with an aim of worldly gain, then he loses strength and stands to fail.&#8221;</span></a></p>
<p><a rel="nofollow" style="font-family:garamond;color:rgb(0,0,0);font-size:20px;text-decoration:none;font-style:italic;" target="_blank" href="http://forwards4all.blogspot.com/"><span style="color:#000080;">Why did the pious man win on the first day and lose on the second in his fight against the Satan? Because his first intention to cut the tree, was to please God and nothing else. But the second day, his good intention had changed and it had become for the sake of money. So the God given spiritual strength which he had on the first day had then disappeared and so he lost.</span></a>

			<content:encoded><![CDATA[<p align="justify">Even though this post is specific to Bangalore, the general principles should apply everywhere. I have not included everything related to buying an apartment here like location, security etc. Just those things which are not so obvious to new house-hunters.</p>
<div align="justify"> </div>
<p align="justify"><strong>Size:</strong> Do not buy a smaller unit thinking that you can always buy a bigger one later. Banish the thought forever. If you can’t afford a bigger house now, you won’t be able to do so after 5 years either. Property rates are doubling every two years whereas the salary is not. And once you get settled in a house, it is almost impossible to shift.<br />Looking ahead 10 years, you’d have kids who would need a room of their own. Your parents might come to stay with you. You might acquire a ton of household stuff which you’d have to put somewhere. So buy the biggest house you can afford. Look for one with atleast 3 bedrooms with a total area of about 2000 sqft. It might pinch a little now but will sure come in handy later.</p>

<p align="justify"><strong>Built-up area:</strong> The area of the apartment quoted by the builder is called super built-up area. This is the area for which you are paying the money. This super built-up area includes the area reserved for corridors, playgrounds, gardens and lift etc. The area in which you actually get to live in is called built-up area which is typically 80% of super built-up area. So if you are buying a 2000 sqft apartment, you get only 1600 sqft out of that. Some builders claim to give 85% but that is the limit.</p>

<p align="justify"><strong>Loan:</strong> This is the one thing that causes most anxiety to new homebuyers. There are many things to be taken care of while taking a loan.</p>
<div align="justify">
<ol>
<li>Pre-EMI: In a typical payment schedule, the bank releases a part of loan, say 10%, at each stage of construction. By the time you take possession, the bank would have paid the entire loan amount to the builder. If the construction takes 18 months, you have to pay the interest for 18 months on the money the bank has released. As and when the bank releases money, the amount on which you have to pay interest goes up. This interest amount is called Pre-EMI.<br />The alternative to Pre-EMI is to ask the bank to release the full loan to the builder in the beginning itself. Then you can start paying full EMIs to the bank instead of paying Pre-EMIs. Even though paying full EMIs sounds bad when you can get away with paying much less Pre-EMIs, it is actually better and will save you as much as 5 lakhs!<br />When you pay full money to the builder up-front, you get a discount of 4-5%. This works out to be 1.5-2 lakhs, depending upon the cost of the apartment.<br />The Pre-EMIs that you pay do not count towards your loan. I.e. they do not bring your loan down. You are just paying a convenience fee to the bank. Most people go for this option ’cause they can’t pay full EMI and the rent at the same time.</li>
<li>Interest rate: You can go for either fixed or floating rate of interest. Floating rates generally change every quarter but it is up to the bank. Fixed rates are of two types &#8211; fixed for a term and fixed for full tenure. The fixed term is typically 3 years after which there is a revision to the rate, depending on the market condition at that time. There are very few banks which offer fixed rate for full tenure. ICICI is one such bank. Some banks like Kotak offer loan with interest rate linked to the Fixed Deposit rate.<br />You can change your loan from fixed to floating rate later and vice-versa but banks typically charge 0.5% of outstanding principle amount for this. There is one hidden cost though here. Your interest and principle components for EMI would be calculated again and you might end up paying more.<br />As of Feb 2006, the floating rate is 7.75%, three year fixed is 8.25%, and fixed for full tenure is 8.75%.</li>
<li>Pre-closure: Most loans last for about 6-7 years even though they were originally taken for 15-20 years. If you get some extra money and want to close off your loan, banks typically charge you 2% of the remaining loan amount. Some banks do not allow you to do this at all. In ICICI, you don’t have to pay any penalty for this if you leave 12 EMIs.<br />Also check if you can pay more than your EMI once in a while. Banks typically allow you to make excess payments once in a quarter or once in 6 months.</li>
<li>Insurance: Banks typically fund up to 85% of the apartment cost. Some banks fund up to 90% if you take loan insurance but 90% is the upper limit. The loan insurance premium is typically 8-10k per year. It covers things like disability, unemployment, death, or loss of property due to fire and theft etc. Unlike life insurance, you won’t get anything back at the end of coverage term. You might be better off taking simple life insurance if you are not concerned about job security etc.</li>
<li>Tax exemption: You get tax benefits on pre-EMI and EMI only in the year in which you are taking possession. See more <a href="http://in.rediff.com/getahead/2005/apr/14home.htm" target="_blank">details here</a>.</li>
<li>Loan disbursement: All the builders have home loan tie-ups with various banks and they also have loan agents who deal with those particular banks. After your loan has been sanctioned, it takes a lot of co-ordination between the builder and the bank to disburse the money. All this becomes much easier if you take the loan through these builder appointed agents.</li>
</ol></div>
<p align="justify"><strong>Cost:</strong> Like there is an ex-showroom price for cars, apartments have an ex-builder price (I just made up that term). A typical price of, say, 2000/- per sqft quoted by the builder does not include charges for Water supply, Electricity, Car parking, Service tax, VAT, Registration, and legal expenses etc. You won’t get any wardrobes or kitchen shelves either. Add 30% of the base cost for these things (total cost now = 2600/-). The builder should be able to tell you exactly how much would these things cost. Your loan eligibility is calculated on the sum total of all the above costs.</p>
<div align="justify"> </div>
<p align="justify"><strong>Premiums:</strong> Some builders, or rather all of them, ask for a premium for corner units or upper floors. In other cities, lower level floors cost more than the higher ones but in Bangalore it’s the other way around. This premium rate is typically 20/- to 50/- per sqft per floor. There is no problem in paying it except that it is not shown in any of the documents. Your house would still be registered at a rate of 2000/- only. See if your builder can waive it off or reduce it; most do.</p>
<div align="justify"> </div>
<p align="justify"><strong>Amenities:</strong> All the apartment complexes are advertised to have a club house, swimming pool, gym, garden, and playground etc. It would be a shame to call that pit a swimming pool but the point here is that you are made to pay for these things. If you are going to buy a house in one of these projects, there is nothing you can do to avoid paying for them. But what you <em>can</em> do is to buy a house in a much smaller apartment complex. These complexes typically have only 12-20 units and don’t have any of the above “luxuries”. You can see these kind of complexes everywhere in residential areas like Koramangala. The prices are about same as big complexes but then you get to live in the city and in a much better locality.</p>

<p align="justify"><strong>Salespeople:</strong> Do NOT trust the marketing executives who take you to the site and give you a tour. They would promise anything just to sell you the damn apartment. Always call up the customer care department and verify it with them. Better still, go to their office and have a look at the papers yourself.</p>

<p align="justify"><strong>When to buy:</strong> This one is simple. Buy it as soon as possible. Buy it now. Don’t worry about leaving Bangalore and going back to your hometown. you can always sell it later. And at a profit too. The best time to buy an apartment is during the pre-launch offer. These offers run for about 2 months and the rates are up to 200/- per sqft lower. As soon as the builder gets the plans approved from the govt authorities (and the project is officially launched), the rates shoot up (and keep on shooting up). The number of units on offer during pre-launch is very less though.</p>
<p align="justify">Another thing to note is that builders do not release (put up for sale) all the units once they launch the project. They keep some units for selling them later at a higher price.</p>
